Golf Couse Topola - Near Balchik

The new golf course at Topola, 2km north of Balchik is creating strong interest. Building plots, with outline planning permission are available from 18 000 euro, (April 2005). It is possible to build a high quality luxury villa for 40 000 euro. So for approximately 60 000 euro you can have your own coastal villa next to the golf course. Wise investors are seeing the huge potential here and a quick comparison with Spain where similar properties are around 750 000 euro indicates the huge investment potential.

Bulgaria is not Spain and it may take 10 years for the infratstructure to be similar to that of Spain, but, with the amalgamation of Bulgaria into the EU in 2007 and the inflow of EU funding the improvements will happen. You will look back in the future and recall the current low property prices as a fond memory.

Our current view is that property will rise generally by 10 to 15% per annum over the next few years. However, investors buying land in specific coastal areas will see more substantial rises in value over the short term. We can advise on the best locations.

Architects and Planning - We have an inhouse architectural service headed by Elena Ivanova. We have good working relationships with the local municipality and can obtain planning permission for you to construct a property for yourself or to sell off plan.

Substantial profit potential - In some exclusive areas sea view building plots can be bought for 50 000 euros. A house constructed for 40 000 euros. The market value of such a property will be a minimum of 150 000 euro and may be rising to 200 000 euro depending on the finish and quality of materials.
